As your property manager, the following services will be provided:


Administrative:

  • Attend Board meetings (Meeting space available at our office).
  • Collect Association fees.
  • Mail late notices and collection letters.
  • Provide monthly delinquency reports.
  • File in District Court for collection; appear in court for proceedings.  
  • Prepare and mail correspondence on behalf of the Association.
  • Provide new owner Association information.  
  • Obtain insurance quotes, report claims, and administer policies.
  • Provide fidelity bond coverage.  


Property Management:

  • Manage the repair and maintenance of the property.
  • Obtain quotes from vendors and contractors for required maintenance, negotiating costs to secure the highest quality for the best value.  
  • Supervise Association contractors and maintain contractor insurance files. 
  • Assist with formulation and enforcement of rules and regulations related to unit maintenance and architectural control.
  • Inspect community within 24 hours of snowfall, and communicate with the snow contractor before/during/after all snow events.  .  
  • Provide monthly management reports.
  • Complete weekly property inspection. 
  • Provide 24/7 emergency contact.


Financial:

  • Maintain Association business records, presenting monthly profit/loss statements.
  • Deposit operating, reserve and capital funds in individual Association accounts.
  • Reconcile all bank accounts monthly.
  • Process approved invoices for payment.
  • Issue federal tax form 1099 to all contractors/vendors.
  • Prepare draft of annual budget, including plan for preventive maintenance as well as reserve for replacement analysis.  Obtain CPA quotes and supervise preparation of annual tax return.
